Septic inspection

When purchasing a house with a septic system there are a few things to keep in mind.

  • Regardless of what the “experts” may tell you, you should be getting your own inspection on the septic and not relying on the sellers inspection.

  • In our province there is a mandatory inspection that needs to be done every 5 years via the Region. Regardless of this inspection we highly recommended to get your own inspection.

  • Be familiar with the building code to make sure the inspections are done correctly and that the findings are done correctly

  • Unfortunately, there are too many individuals that are not licensed are conducting inspections. Pay extra attention to this

  • If your system needs to be replaced. Look into reviving it first. Just because it is failing doesn't mean that the whole system failed.

  • We recommend that the contractor (installer) is not the same person that designs the system. Try to find a separate engineer so that there is no shenanigans.

  • Above all, get everything in writing. Make sure the quote is detail and any question are done via email. Additional services such as electrical, soil sample, permits etc to be either included in quote or in writing what the cost will be. Any “unforeseen” cost to be done in writing and ask for all recipes and/or tickets prior to you paying for them.

  • Any exceptions, additional work or change in work by the contractor or the inspector should be done in writing
